58.5/100 average score among the 10 sites that let our fetcher in. Median 65. Legacy brand recognition and AI-visibility are not the same thing.

The real finding: the biggest portals blocked us, and the biggest brand names scored worst

4 of 14 sites attempted — Zillow, Realtor.com, Keller Williams, and Berkshire Hathaway HomeServices — returned a 403 or 429 to a single, clearly-identified, respectful request. That is not a score of zero, it is a closed door: excluded from the average rather than penalized, our standard honest-scope rule. Among the 10 that did respond, two of the most recognized names in the industry — Sotheby's International Realty (15/100) and Century 21 (20/100) — scored the worst in the sample, while Opendoor (95) and Compass (85) led. Only 20% of the scorable sites had published an llms.txt file, and just 20% had agents.md guidance — the two files AI agents actually read first.

Homepage-only snapshot, not a full-site audit, dated 2026-07-22. Public data only, no personal data, one request per site. Scores change as sites change.
